Primary Responsibilities
- Project Estimation
- Owner contract negotiation; Signing of owner contracts reserved for President/Principal
- Subcontractor buyout/contract awards
- Communication to owner, field staff
- Enforcement of company safety policy on all job sites
- Job costing
- Job cost projections
- Submittal collecting
- Problem Solving/dispute resolution
- Project Scheduling
Reporting Relationship
- Reports to the VP of Engineering/President
- Collaborates with Controller to track job costing
- Collaborates with Contract Administrator for estimating and project communication/documentation support
- Collaborates with the Office Manager for all HR and office needs
- Collaborates with the Project Superintendent for field coordination
Authority
- Authority to issue proposals to owners, under the direction of the VP of Engineering/President
- Authority to represent the company to external parties in connection with PM responsibilities
- Authority to issue subcontracts
- Authority to direct other office personnel for the completion of pm tasks in accordance with the President/VP of Engineering processes
- Authority to approve payments to external parties in connection with a project
- Authority to autonomously spend up to $150 single occurrence through an expense account for the furtherance of responsibilities
- Authority to meet directly with President as required
- No check signing authority
Primary Responsibilities
- Reading and knowing drawings
- Project estimation and bid submittals
- Timely execution of paperwork
- The collection, review and distribution of submittals
- Communication from the field to the owner and the documentation thereof
- Job costing
- Maintaining WIP reports monthly
- Participate in monthly project cost reviews
- Submission of paperwork to accounting by the 20th of the month for billing
- Problem-solving; keeping the owner happy
- Developing, adhering to, and distributing a construction schedule
- Weekly job site visits
- Enforcement of company safety policy on all job sites
- Negotiation and submission of change orders to owners and subcontractors
- Collection of post-project referrals/testimonials
Standards and Measurement of Performance
- Profitability of managed jobs
- Recommendation/satisfaction of owners
- Completeness/quality of submitted bids
- No errors in projects due to a breakdown of procedure
- Projects completed on schedule
- Accuracy and quality of job costing
- Ability to answer questions about managed jobs without searching
